Would an angel investor consider loaning $100k into my purchase of an apartment property wherein the angel would then receive a 3.25% rate of return on the principal and interest for 300 months, and receive $487.30 per month? After 25 years the angel will have received $146,190. The angel would be placed in second position behind the seller. This is similar to that angel simply leaving money in a trust.
